VERBLIJFMAKERS · TERMS AND CONDITIONS
Terms and conditions for all products and services
Version dated October 4, 2026. These terms and conditions apply to From Idea to Dream, From Dream to Stay, From Stay to Story, Verblijfmakers Content, Guest folder, and the associated websites, as well as the introductory, account, and payment environments.
1. Verblijfmakers
Verblijfmakers is situated at Multatulistraat 30, 2985 BJ Ridderkerk, Chamber of Commerce registration number 42138983, VAT number NL005528582B52. Contact: hallo@verblijfmakers.nl. These terms and conditions apply to consumers and business customers. Provisions that apply exclusively to consumers are indicated as such.
2. Offer and contract
Before you place your order, the order page will display the contents, the total price including VAT, the term, the payment method, the delivery method and any restrictions. A contract is formed once you confirm the order, thereby undertaking to pay, and we confirm this electronically. Obvious clerical, calculation or technical errors are not binding on us if you could reasonably have realised that an error had occurred.
3. Digital products
One-off products are personalised digital guides. Access is intended for the purchaser only and must not be shared, resold or technically circumvented. You are responsible for ensuring that the information you enter is correct and that you have a suitable internet connection. We will provide access as confirmed at the time of ordering and will rectify any demonstrable fault within a reasonable period. Statutory rights regarding the conformity of digital content and services remain fully applicable.
4. Content subscription
A Content Subscription is paid for in advance each month and continues until you cancel it. You can cancel online via My Verblijfmakers. The cancellation takes effect at the end of the current paid period; the service remains active until that date. After that, the platform will be in read-only mode for 60 days, allowing you to download existing content and your own uploads. No new content will be created during this time. After this period, we will delete operational customer content in accordance with the privacy policy.
Guest folder and guest registration
The ‘Guest folder’ is an annual subscription. The free trial lasts 30 days from your first guest link and begins no later than 60 days after the order is placed. The annual fee and the direct debit authorisation are displayed before the order is placed. You can cancel before the first direct debit is taken. The Basic plan costs €179.40 per year (equivalent to €14.95 per month). The Plus plan costs €239.40 per year (equivalent to €19.95 per month). The first 50 Plus customers will receive €179.40 per year (equivalent to €14.95 per month) for as long as their Plus subscription continues uninterrupted. Additional properties cost €119.40 per year separately. Prices include VAT. If a new order is placed after cancellation, the offer available at that time will apply.
Guest registration in Plus for stays in Spain involves the collection, verification and export of registration data, as well as automatic transmission to SES.Hospedajes via the accommodation’s own connection. Registration for other countries is still in preparation. Temporary entries are deleted 30 days after departure during the next data purge. A separate encrypted archive copy adheres to the retention policy confirmed by the operator for each country. Without a confirmed policy, this copy also remains temporary. Official Italian receipts are stored separately. The archive manages retention and export; it does not carry out identity checks, require signatures or make official notifications. You are responsible for checking the data, the transmission status and the applicable retention policy, and for retaining any required signed originals yourself. Download your archive before your subscription expires. Storage and access are separate matters: upon expiry, it may be necessary to restore access via support. The guest can only submit the registration once the details of all guests are complete and the verification summary has been confirmed. The details are then sent directly to SES.Hospedajes. The accommodation remains responsible for ensuring a valid connection and following up on rejected or failed notifications. Messages within the guest folder may be automatically translated; the original text remains available. Check a translation if in doubt. Mobile notifications require support and permission on the device; delivery cannot be guaranteed.
The PDF is included. A physical hardcover must be ordered separately: €19.95 per book, including VAT, plus shipping. The total and shipping details will be displayed before payment. The hardcover does not include a personal guest registration or access codes. The Privacy Policy and data processor agreements describe how we process guest data on your behalf.
5. Prices and payment
The price shown on the order page is final and includes the VAT payable by consumers. Payment is processed via Mollie. In the event of a failed subscription payment, we may suspend delivery after a reasonable opportunity has been given to rectify the issue. Suspension does not waive the obligation to pay for any periods for which delivery has already been completed correctly. We do not charge any unannounced additional costs.
6. Cooling-off period for consumers
A consumer may withdraw from an online contract within 14 days without giving any reason, unless a statutory exception has been correctly applied. Withdrawal may be made via the online withdrawal function or by email to hallo@verblijfmakers.nl. We will confirm receipt in writing and refund any amounts due within 14 days at the latest, using the same payment method.
Digital content will only be supplied within the cooling-off period with your prior express consent and acknowledgement that, as a result, you may lose your right of withdrawal as soon as the supply begins. Without both of these declarations, the statutory right of withdrawal remains in force. For a service that commences at your express request within the cooling-off period, only the proportionate amount permitted by law may be payable in the event of withdrawal. Business customers do not have a statutory right of withdrawal.
7. Your material and rights of use
You retain the rights to your own texts, photos, videos, logos and other uploads. You grant us a non-exclusive, limited right to use this material for your product or content for the duration of the service. You confirm that you are authorised to use the material for this purpose and, where necessary, have obtained consent from any recognisable individuals. We will not use it for other clients, our own advertising or model training without separate consent.
Once full payment has been made, you may use the final content delivered specifically to you without restriction for your own business or accommodation. Our software, methodology, formats, brand names, general templates and underlying technology remain the property of Verblijfmakers or its licensors.
8. Careful use and results
Our routes and content provide inspiration, structure and resources; they do not constitute legal, tax, architectural or financial advice. You are responsible for checking facts, prices, availability, claims, rights and platform rules before publication. We promise to carry out our work with due care, but do not guarantee any specific commercial outcome, reach, licence or approval by third parties.
9. Availability and changes
Maintenance, security measures or force majeure may cause temporary interruptions. We endeavour to minimise these and to rectify any faults within a reasonable timeframe. We reserve the right to make technical improvements to the service provided that the core performance is not significantly reduced. We will give you sufficient notice of any material adverse changes to a rolling consumer subscription; where required by law, you may terminate the subscription free of charge.
10. Liability
Verblijfmakers is liable for damage that is the direct consequence of an attributable breach. For business customers, liability is limited – except in cases of wilful misconduct or gross negligence and to the extent permitted by law – to the amount paid for the service in question in the twelve months prior to the occurrence of the damage. No limitation applies where exclusion is not permitted by law, including mandatory consumer rights. Indirect business losses suffered by business customers are excluded to the extent permitted by law.
11. Complaints
Report a complaint as soon as possible via hallo@verblijfmakers.nl. We will respond to the substance of the matter within 14 days or let you know when a more detailed reply will follow. Consumers may also make use of the relevant out-of-court dispute resolution procedure.
12. Force majeure
In the event of circumstances beyond our reasonable control, obligations shall be suspended for as long as performance is impossible. If this situation lasts for more than 30 days, either party may terminate the part of the contract that cannot be performed. A consumer retains the right to a refund for services not provided.
13. Changes to the terms and conditions
For one-off purchases, the version you received when placing your order applies. For ongoing services, we may amend the terms and conditions due to legislation, security reasons or reasonable product changes. We will inform you in good time of any significant changes that are to your disadvantage and will respect statutory rights of termination.
14. Law and disputes
Dutch law applies. For consumers, this does not affect the mandatory consumer protection provisions of their country of residence. Disputes shall be brought before the court with statutory jurisdiction; consumers are not required to waive their right to bring proceedings before their own competent court.
